Sisal · Hunucmá · Yucatán
A tranquil fishing village on the Gulf of Mexico — pristine beaches, a designated Pueblo Mágico, and beachfront real estate at pre-boom prices. Sisal is the Yucatán coast's best-kept secret, and the smartest place to buy before the crowds arrive.
Miles of clean, calm Gulf coastline — no high-rises, no crowds. A protected mangrove reserve sits right next door.
Beachfront land at a fraction of Riviera Maya prices. Pueblo Mágico status is driving early appreciation.
Close enough for city hospitals, airport, and shopping — far enough to keep the village calm.
A real fishing community, fresh seafood daily, and a slow, safe coastal lifestyle.
Gated communities and titled beachfront lots with services already installed.
Yucatán is Mexico's safest state — Sisal shares that peace of mind.

Sisal sits about 55 km northwest of Mérida, an easy one-hour drive from the city and its international airport. Once the busiest port in the Yucatán, today it is a quiet coastal town of roughly 2,000 residents — a place where you still see fishermen bringing in the day's catch and where the beaches remain wide, clean, and uncrowded. In 2020 Sisal was named a Pueblo Mágico, a federal designation that is already fueling investment in infrastructure and tourism.
For international buyers, Sisal offers something increasingly rare on the Mexican Caribbean: genuine value. Beachfront and near-beach land here still sells for a fraction of comparable lots in Playa del Carmen or Tulum, and the appreciation curve is only beginning. Investors are buying oceanfront terrain, vacation homes, and lots inside new gated developments — many with legal title and services already in place.
Because Sisal falls within the restricted coastal zone, foreign buyers acquire beachfront property through a bank trust (fideicomiso) or a Mexican corporation — a well-established, secure process we guide every client through. Inland lots in Hunucmá, the municipality Sisal belongs to, can often be purchased in direct ownership.
Yes. Because Sisal is within the 50 km coastal restricted zone, foreigners buy through a bank trust (fideicomiso) or a Mexican corporation — both fully legal and routine. We handle the entire process.
About 60–70 minutes by car. Mérida International Airport (MID) has direct flights to Houston, Miami, Dallas and other US hubs.
Its 2020 Pueblo Mágico designation, limited coastline, and prices well below the Caribbean make it one of Yucatán's strongest early-stage appreciation plays.
